Calgary First-Time Buyer GST Rebate 2026: How to Save Up to $50,000 on a New Home

The short version

If you're a qualifying first-time buyer purchasing a new-build home in Calgary at or below $1 million, you may recover up to $50,000 of GST — but the rules on dates, price and "first-time" status are strict, so confirm your situation before you count on it.

Canada's new First-Time Home Buyers' GST Rebate can wipe out the 5% federal GST on a qualifying new build — up to $50,000 back. Here's how it actually works for a Calgary buyer in 2026, in plain language.

What the First-Time Home Buyers' GST Rebate is

In 2025 the federal government introduced a new First-Time Home Buyers' (FTHB) GST/HST Rebate. It can refund 100% of the 5% federal GST you pay on a qualifying newly built home, up to a maximum of $50,000. The measure was enacted through Bill C-4, which received Royal Assent in 2026 and applies to qualifying agreements going back to spring 2025.

A couple of things make this especially relevant in Calgary. Alberta has no provincial sales tax, so the only sales tax on a new home here is the 5% federal GST — this rebate targets exactly that. Alberta also has no percentage-based land transfer tax, which already keeps closing costs comparatively low. You can see how the pieces fit together on our Calgary closing costs page.

One important limit: this rebate applies to new construction — a home you buy from a builder, a home you build (or hire someone to build) on land you own or lease, or shares in a co-operative housing corporation. It does not apply to a resale (previously owned) home.

How much you can actually get back

The rebate is tied to the home's value:

  • Up to $1,000,000: full rebate — up to the $50,000 maximum (the 5% GST on a $1M home is $50,000).
  • Between $1,000,000 and $1,500,000: the rebate is reduced on a straight-line (phase-out) basis as the price rises. For example, a home valued at $1.25 million sits at the midpoint and would qualify for roughly 50% of the maximum — about $25,000.
  • $1,500,000 or more: no rebate is available.

For most Calgary first-time buyers this matters because a large share of new builds fall at or under the $1 million mark, which is the sweet spot for the full benefit. To see where a new-build price lands in your own budget, try our affordability tool and the mortgage calculator.

This rebate can also work on top of the older GST/HST New Housing Rebate (which returns 36% of the GST up to a smaller cap and phases out at higher price bands). The two are generally intended to stack, but the combined total federal relief is still capped — a tax professional can confirm what applies to your specific purchase.

Who counts as a first-time buyer

To qualify, you generally need to meet all of the following at the relevant time. Confirm your own eligibility with the CRA or a professional, because the details are strict:

  • You are at least 18 years old.
  • You are a Canadian citizen or a permanent resident of Canada.
  • Neither you nor your spouse or common-law partner owned and lived in a home as your primary residence — in Canada or anywhere else — during the current calendar year or the four preceding calendar years.
  • The new home will be your primary place of residence, and you will be the first person to occupy it after construction is substantially complete.

Two more rules catch people off guard. The rebate can be claimed only once in your lifetime, and you cannot claim it if your spouse or common-law partner has already claimed it. Because this is a program for owner-occupiers, it is not intended for investment or rental purchases. New to Canada and unsure how the citizenship/PR test applies to you? The dates and deadlines that make or break it

The timing rules are where claims are most often lost, so read these carefully and verify against the current CRA guidance:

  • Your agreement of purchase and sale with the builder generally must be entered into on or after May 27, 2025 and before 2031.
  • Construction (or substantial renovation) of the home must begin before 2031 and be substantially completed before 2036.
  • Purchases under agreements signed before May 27, 2025 do not qualify, and there are anti-avoidance rules that block cancelling an older agreement and re-signing one just to become eligible.
  • If you are buying through an assignment, the original agreement generally must have been entered into on or after May 27, 2025 for the rebate to be available.

Because pre-construction closings can be years out, keep your paperwork and dates in one place. Our first-time buyers resources can help you track a new-build timeline from contract to possession.

How to claim it in Calgary

There are two common paths, and the right one depends on your builder:

  • Credited at closing: many builders will apply the rebate directly against your purchase price at closing (subject to verifying that you qualify) and then file the claim with the CRA. This is the smoothest route because you feel the benefit up front rather than waiting for a cheque.
  • Filed yourself with the CRA: if the builder does not credit it, you apply directly. You generally have up to two years from the date ownership is transferred to submit your claim, using the applicable CRA form.

Whichever path applies, get the eligibility question settled before you firm up an offer, not after. A quick conversation early can prevent an expensive surprise later. Frequently Asked Questions

How much is the first-time home buyer GST rebate in Calgary?
For a qualifying new-build home valued at or below $1,000,000, the rebate can refund up to $50,000 — 100% of the 5% federal GST. Between $1 million and $1.5 million the amount phases out on a straight-line basis, and there is no rebate at $1.5 million or above. Confirm your figure with the CRA or a tax professional.
Does the GST rebate apply to resale homes in Calgary?
No. This rebate is for new construction — a home bought from a builder, an owner-built home, or co-op housing shares. Previously owned (resale) homes are not eligible. Resale purchases in Alberta generally do not carry GST in the first place.
Who qualifies as a first-time buyer for this rebate?
Generally you must be at least 18, a Canadian citizen or permanent resident, and neither you nor your spouse or common-law partner can have owned and lived in a home as a primary residence in Canada or abroad during the current year or the previous four calendar years. It can only be claimed once per lifetime, and not if your spouse or partner already claimed it. Verify your specific eligibility with the CRA.
What are the deadlines to be eligible?
In general, the purchase agreement with the builder must be entered into on or after May 27, 2025 and before 2031, with construction beginning before 2031 and substantially completed before 2036. If you file the claim yourself, you typically have up to two years from when ownership is transferred. Because rules can change, check the current CRA guidance before relying on these dates.
Can I combine this with the older GST New Housing Rebate?
In many cases the new first-time buyer rebate is intended to work as a top-up on the existing GST/HST New Housing Rebate, but total federal relief is still capped. Whether both apply to your purchase depends on price and other factors, so have a tax professional confirm your combined benefit.
Is there also a land transfer tax to worry about in Calgary?
Alberta does not charge a percentage-based land transfer tax, which keeps closing costs relatively low. You will pay smaller land title registration fees instead. See our closing costs guide for the full breakdown of what a Calgary buyer typically pays at closing.
