You do not need a newcomer checklist if you have already bought and sold in Canada. You may instead need to understand a different property type, coordinate two transactions or manage a Calgary sale from elsewhere.

Map both transactions before choosing dates

Write down the earliest and latest workable sale and purchase dates. Discuss financing conditions and any bridging question with your lender before assuming you can carry two homes. Identify where you would stay if possession dates do not align and which costs would arise.

For the home being sold, separate necessary preparation from optional improvements. Agree on access, showing arrangements and how offers will be discussed. A hoped-for selling price is not confirmed sale proceeds.

Moving from another province

The out-of-province buying service explains remote viewings and purchase coordination. For the reverse situation, use the remote seller service. Check province-specific transaction and closing requirements with the professionals handling each property.

Returning from abroad is another situation again: review the returning-to-Canada guide and confirm documentation with your lender and lawyer.

Choose the property type around the next stage

A condo, detached home or new build can change the documents, maintenance responsibilities and timing risks. Compare the actual property and terms. If accessibility or a parent’s move matters, SRES® downsizing guidance can structure that conversation without assuming the same answer suits every household.

Who this service is for

Canadian citizens, permanent residents and clients with other statuses may have different legal questions. Being Canadian also does not identify a person’s language, ancestry or financing preferences. Services welcome everyone; your task and the support you request determine the plan.

Questions

Do you work with people who are not immigrants?

Yes. Local buyers, sellers, investors and established homeowners are welcome.

Can you guarantee my sale and purchase close together?

No. Dates depend on the agreements and the parties involved. Review alternatives and financing implications before relying on a particular sequence.
