My read
This is a 2001 build that's been taken down to the studs and rebuilt, so you're not buying a 24 year old house, you're buying 2024-era finishes on a mature, treed Discovery Ridge lot. The number to understand here is price per square foot against a smaller footprint than most of its peers, because the quality of the rebuild is doing a lot of the work in that number.
The play
If it were me, I'd walk this one with the rebuild scope in hand and compare room by room against the 2,151 sqft and 3,090 sqft peers to see what the extra size actually buys versus what the finish level here buys. I'd also ask for the permit documentation on the rebuild since that protects resale value down the road, and I'd spend time in the basement space since it's being positioned as a flexible, income-generating layout.
Risks
- Worth asking whether the full rebuild permits closed out, since the listing notes it was fully permitted and engineered.
- Worth checking the retaining wall repair and deck rebuild in person given the lot's grade.
- Cooling is listed as none, worth asking how the home handles summer heat given the large window and vaulted ceiling.
Outcome and record of changes
This read is dated and stays as it was published (scripts/stamp-verdict-status.js checks that it does). The outcome, once the home sells or leaves the market, and any correction are added here with their dates: right, wrong or mixed, and why.
