My read

This is a 2022 build with over 3,000 sq ft of developed space including a finished basement, and the covered east-facing deck you can see in the photos is genuinely one of the better outdoor living setups I've come across at this price point in the SW. At $1,348,000 it sits above the Springbank Hill active median of $1,199,900, so the question worth working through before you book a showing is whether the 2022 build quality, the ravine views from the primary suite, and that deck push it past what the comparable four-bedroom listings nearby are asking.

What I'd pay
$1,285,000
Looking at the active comp set, 129 Springbluff Boulevard at $1,179,900 for 2,595 sq ft and four beds is the most honest comparison point, and a buyer could reasonably anchor somewhere in the $1,270,000 to $1,300,000 range depending on what the finished basement condition and mechanical inspection return; the 2022 build date reduces risk meaningfully, but the SW market at 2.34 months of supply is balanced enough that there is typically room for a conversation. This is how I'd think about value, not a comment on the asking price.

The play

Before your showing, get clear on whether three bedrooms above grade works for your household long term, and ask your agent to pull the basement development permit so you know what was built to code versus what might be unpermitted. If the inspection comes back clean on the mechanical and the basement sq ft confirms out, this is a home where the 2022 build vintage does a lot of the heavy lifting on risk, and the ravine view from the primary suite is the kind of feature that is very hard to find in a newer build in this pocket of the SW.

Risks

  • The listing description references over 3,000 sq ft of developed space but the MLS data shows 2,627 sq ft above grade; worth confirming in person exactly how the basement is developed and whether that square footage aligns with your needs.
  • Three bedrooms above grade is worth thinking through carefully if your plan involves a four-bedroom household, since the bonus room is described as versatile but is not listed as a bedroom.
  • The listing mentions newly installed privacy screens on the deck; worth confirming in person whether those are fully permitted and integrated, since they affect sightlines and wind in a way that photos can't fully capture.
  • Gas BBQ hookup is listed as a lot feature, worth confirming its location and condition during the walkthrough.
  • Annual property tax of $8,644 is worth factoring into your monthly carrying cost calculation alongside your mortgage payment.
