Wholesale real estate in Calgary
Buying, selling or evaluating a property described as a wholesale deal? Start with what is being sold, who has authority and the full cost to close.
Wholesale real estate is a marketing term, not a guarantee of a lower price. A proposal may involve assigning a purchase contract or buying a property and reselling it. Identify the transaction, verify the documents and compare the total cost before deciding.
Buying a property or taking over a contract?
A seller who owns a property can sell that property. A buyer with a purchase contract may instead propose to transfer their contractual interest to another buyer. Those paths have different documents, funding requirements and risks. Ask which path the proposal actually uses before discussing a deposit.
If the proposal involves a contract transfer, start with the Calgary assignment sales guide. If the seller will first take ownership and then resell, price both closings, financing and holding costs into the plan.
Terms such as wholesale, private sale and off-market describe how someone presents a lead. They do not establish condition, ownership, current availability or investment value.
For Calgary wholesale buyers
Share your budget, cash available to close, financing stage, target neighbourhoods, preferred property type, renovation tolerance and timeline. Calgary, Chestermere, Airdrie, Cochrane and Okotoks can be considered within a property-specific search.
- Identify the interest. Is the offer for title to the property or a contractual interest? Who is the owner, contracting buyer and person advertising it?
- Reconcile the price. Separate the underlying purchase price, proposed assignment consideration, deposit reimbursement, taxes, legal fees and any builder or financing charges.
- Check condition and access. Establish what you can inspect, which documents you can see and whether photos describe the current property.
- Test the exit. Use supportable rent, renovation and resale assumptions. Include a slower completion, higher costs and a lower exit value in your downside case.
The deal analyzer can help assess the underlying property using figures you supply. It does not determine whether a contract is assignable or calculate your legal or tax liability.
For sellers and contract holders
Tell Mohammad whether you own the property or hold a purchase contract, why you are considering a sale, and your timing. Compare the expected net proceeds and conditions of a private proposal with the other sale options available to you.
A quick closing, a waived condition or a proposed fee should be assessed in the context of the whole agreement. A headline price alone cannot show which option leaves you better placed.
Before any assignment marketing or representation, confirm the scope with KO Realty, legal counsel and the relevant insurer. Contacting Mohammad starts a discussion; it does not establish that a particular contract can be marketed or assigned.
A practical review before moving money
- Confirm the property, the parties and their authority.
- Have the original contract, amendments, proposed terms and funding requirements reviewed.
- Write out the total cash needed, payment dates and what happens if completion fails.
- Agree on representation, compensation, permitted advertising and next steps before proceeding.
Keep contracts, identity records and financial documents out of this public enquiry form. Ask for an appropriate private document-sharing process after the initial reply.

Questions
Are wholesale properties always below market value?
No. A wholesale label does not establish a discount. Compare the total acquisition cost, condition, financing and realistic exit assumptions for the specific property.
Is a wholesale deal the same as an off-market property?
No. An off-market lead concerns how a property is offered. A wholesale proposal may involve a contract assignment or a purchase followed by resale. Check the actual documents and current listing status.
Can I send a wholesale deal for review?
Yes. Start with a brief description of your role, the transaction proposed and your timing. Do not send contracts or sensitive financial records through the public form. The initial discussion establishes the review needed and whether the brokerage can assist.
Does this page show available wholesale inventory?
This page explains the review process and accepts enquiries. It does not list verified wholesale inventory. Availability and permission to share a particular opportunity must be confirmed separately.
