What August 2026 actually did

Calgary's residential benchmark price was $569,800 in August 2026, down 1.1% on a year ago. That is up from $569,200 in July 2026.

Sales came in at 1,660, down 16.4% from the same month last year. There were 6,509 homes in inventory, down 2.3% year over year, against 3,141 new listings. At 3.92 months of supply (up 16.9% on last year), that is balanced, leaning to sellers on the usual reading — between two and four months of supply.

A typical sale took 41 days, and 53% of new listings sold.
