Compare Calgary Communities: Price per Square Foot, Commute and Drive Time to Named Amenities
Four axes decide this comparison: median active list price, median price per square foot, the age of the listing stock, and drive time from a candidate address to the specific grocer, masjid or school you will actually use.
On today’s listings the spread runs from a $499,500 median in Martindale to $634,999 in Coral Springs, and from $346 to $433 per square foot inside the northeast alone (MLS® active listings, as of September 22, 2026). The table below puts nine communities on the same four axes, so the ranking is yours to read rather than mine to assert.
How the Northeast Prices Out
The commercial cluster that matters for this comparison is the Westwinds business park in the northeast: halal grocers, masjids, restaurants and settlement organisations at 4851 Westwinds Drive NE, 3770 Westwinds Drive NE and 55 Westwinds Crescent NE, all reachable from McKnight–Westwinds station on the Blue Line. Taradale, Saddle Ridge and Martindale are the residential communities closest to it.
CREB® put the city-wide benchmark at $569,800 in August 2026, down 1.1% year over year, with the detached benchmark at $744,300 and 3.39 months of supply. By district the northeast benchmark was $464,200, down 6.5%, against $627,400 in the northwest, down 0.9%. On active listings the median is $554,450 across 140 in Saddle Ridge and $499,500 across 37 in Martindale, against $559,900 across all 6,911 active Calgary listings (MLS® active listings, as of September 22, 2026).
Beyond price, the northeast holds five masjids inside a tight radius, four halal grocers and a cluster of South Asian restaurants, each listed with its street address further down this page. If those are weekly errands in your household, the number to work out is the drive time from the address you are considering to each one, not a characterisation of the area.
Taradale: 2004 Stock at $352 per Square Foot
Taradale lists at a $522,450 median across 68 active listings: $554,900 for the 45 detached at about $404 per square foot, $349,400 for the six townhouses and $237,900 for the 15 apartments (MLS® active listings, as of September 22, 2026). Median year built on those listings is 2004, so most of the stock is past its first round of shingles and hot-water tanks and not yet at the age where a furnace and poly-B replacement decide the deal.
Rayyan Mosque serves Taradale residents directly from its location at 8 Taralake Cape NE. Ted Harrison School on Taralea Park NE and Taradale School at 215 Taravista Way NE both serve younger students in the area. Housing stock is about a decade older than Saddle Ridge’s, which is visible both in the price per square foot and in what an inspection turns up.
Taradale is the right choice for a buyer whose priority is a short walk to a masjid and to two schools: Rayyan Mosque at 8 Taralake Cape NE, Ted Harrison School on Taralea Park NE and Taradale School at 215 Taravista Way NE are all inside the community, and Saddletowne station on the Blue Line sits on its western edge. Confirm the designated school for a specific address with the Calgary Board of Education before you write an offer.
Saddle Ridge: Newer Builds, Modern Feel
Saddle Ridge carries the largest active listing count on this page: 140 listings at a $554,450 median, made up of $689,950 for the 78 detached, $444,444 for the 25 townhouses and $264,990 for the 25 apartments (MLS® active listings, as of September 22, 2026). Median year built is 2014, and the Saddlestone area on its eastern side is still being built out, so part of the inventory is new construction rather than resale.
Calgary Halal Meat & Grocery at 126-20 Saddlestone Drive NE anchors the commercial strip and stocks Pakistani, Bangladeshi, and Indian groceries alongside fresh and frozen halal meat. Measure the walk or the drive from your candidate address to that unit number: from inside Saddlestone it is minutes, and from the western edge of the community it is not.
The neighbourhood features a lake that surprises buyers who assume lake communities only exist in SW Calgary's premium suburbs. Newer construction means better energy efficiency, updated layouts, and far fewer maintenance surprises in the first decade of ownership. At $346 per square foot across all 140 listings it is the cheapest per foot of the nine communities in the table below, and its detached median sits $34,950 under the $724,900 city-wide detached median.
Martindale: Lowest Median List Price of the Nine
Martindale lists at a $499,500 median across 37 active listings, about $60,000 under the $559,900 Calgary median: $519,900 for the 32 detached and $347,000 for the four townhouses, against a $425,000 city-wide townhouse median (MLS® active listings, as of September 22, 2026). Median year built is 1994. The catch is the per-foot number, $433 across the community and $447 on the detached against $346 in newer Saddle Ridge, so the saving is in total price and lot, not in square footage. Run both through the mortgage calculator before you decide.
Three schools sit inside or beside the community. Manmeet Singh Bhullar School at 1027 Martindale Boulevard NE handles K-6 students. Crossing Park School at 500 Martindale Boulevard NE covers K-9 and is rated 3.7 out of 5. Nelson Mandela High School at 45 Saddletowne Circle NE is minutes away by car. Families with kids spread across multiple age groups can manage all three stages of schooling without leaving the immediate area.
On commute, Martindale station on the Blue Line is inside the community and Saddletowne station is one stop north, which puts Calgary Halal Meat & Grocery at 126-20 Saddlestone Drive NE and Nelson Mandela High School at 45 Saddletowne Circle NE a short trip away. The nearest masjid is Rayyan Mosque at 8 Taralake Cape NE, in neighbouring Taradale.
Coral Springs: Lake Access on 1997 Stock
Coral Springs lists at a $634,999 median across 11 active listings, $635,000 for the 10 detached, about $362 per square foot, median year built 1997 (MLS® active listings, as of September 22, 2026). Eleven listings is a thin sample, so treat that median as an indication and price the specific house. It is the highest community median in the table below and the only lake community in the northeast.
The lake is the defining feature. Coral Springs is one of a handful of communities in NE Calgary that offers lake access with the lifestyle perks that come with it: waterfront paths, summer swimming, and a neighbourhood aesthetic that competes with SE Calgary's lake communities at a lower price point. For a buyer who wants lake access without crossing the city to the SE lake communities, this is the northeast option, and it prices below Walden and Legacy on the detached median.
The trade-off against Saddle Ridge or Cornerstone is age. Stock from 1997 means original windows, furnaces and shingles on some of the inventory, and a lake community carries a homeowners association fee on top of property tax. Ask for the current HOA amount in writing and read the reserve position before you firm up.
What About NW and SW Calgary?
Buyers with more budget and a preference for newer construction look at Evanston and Sage Hill in NW Calgary. Evanston lists at a $599,800 median across 61 listings, $699,900 for the 35 detached, median year built 2015; Sage Hill at $349,900 across 101 listings, $709,450 for the 20 detached, median year built 2019 (MLS® active listings, as of September 22, 2026). Both sit in the northwest district, where CREB® put the August 2026 benchmark at $627,400, down 0.9% against the northeast’s 6.5% decline. The trade-off is measurable: none of the five masjids or four halal grocers listed on this page is in the northwest, so a weekly trip to any of them is a cross-city drive.
South of the city centre, Walden lists at a $489,000 median across 58 listings and Legacy at $525,000 across 70, both with a median year built of 2019 and both near $373 per square foot (MLS® active listings, as of September 22, 2026). Their detached medians, $719,000 and $735,000, are the highest of the nine. A job in the south or southwest is a shorter drive from there than from the northeast; a job downtown is a bus-to-LRT trip either way, because neither community has a station of its own.
The honest way to settle it is arithmetic rather than advice. Price the trips you will actually make: two errands a week at 25 minutes each way instead of 7 minutes each way is roughly three extra hours a month in the car, and about 1,900 km a year in fuel and wear. If those trips are not in your week, that cost is zero and the northwest and south numbers above stand on their own. The same arithmetic runs for anyone moving from Bangladesh, from Ontario, or from across town.
The Nine Communities on Four Axes
Every figure in this table is a median of current MLS® list prices from the same feed that drives the search on this site, grouped on the community field of each listing, with its sample size beside it (MLS® active listings at or above $100,000, which excludes bare land and titled parking stalls; as of September 22, 2026). These are asking prices, not sale prices: this site does not publish sold figures, because the public feed it uses does not carry them.

Read the per-foot column against the price column before you conclude anything. Martindale has the lowest median list price of the nine and the highest price per square foot, which means the money buys land and total footprint rather than finished area. Saddle Ridge is the reverse. A $100,000 difference in purchase price is roughly $500 a month on a 25-year amortization at today’s posted rates, so the columns are worth an hour of arithmetic before a weekend of showings.
Five Questions I Get in Every First Conversation
These five come up in almost every first conversation, in English, Bangla, Hindi or Urdu. Here is the honest answer to each:
In NE Calgary: yes, within minutes. For Bangladeshi-specific groceries: Bangla Bazar SuperMarket (125-4851 Westwinds Dr NE, 403-590-6625) and Shawdesi Bazaar on Westwinds Crescent (403-285-7001) carry hilsa, rui, mustard oil, PRAN products, and Bangla dry goods. For Bangladeshi restaurants: Miraj Restaurant (403-764-3770), Spice Avenue (403-313-2706), and Utsav Sweets and Restaurant (403-455-7422) are all within NE Calgary. General halal grocery is also well covered: YYC Halal Meats, Fish & Grocery (322-3770 Westwinds Dr NE, 403-455-6410, hand-slaughtered meats and custom cuts), Calgary Halal Meat & Grocery on Saddlestone Drive, AL MADINA on 27 Street NE, and Central Halal Meat on 54 Avenue NE. In NW or SW Calgary, you will drive significantly further for any of this.
NE Calgary has five mosques: Baitun Nur (48,000 sq ft, one of Canada's largest), Al-Madinah Calgary Islamic Centre, Rayyan Mosque, Baitul Mukarram Islamic Centre, and Bab Ul Hawaij. Most NE addresses are within a 5-10 minute drive of at least two of them.
Manmeet Singh Bhullar School, Crossing Park School, Nelson Mandela High School, Ted Harrison School, and Taradale School all serve the core NE neighbourhoods. School ratings vary, and I always advise clients to visit during school hours and speak to parents in the neighbourhood before deciding.
Not from me, and not from a quadrant label. The Calgary Police Service publishes monthly crime counts by community on its own statistics page, and the City publishes the community profiles alongside them. Pull the numbers for the two or three communities on your shortlist, then look at the specific block: a REALTOR® characterising a whole area is giving you an opinion where a public dataset will give you a count.
The Bangla Association of Calgary (bacalgary.org) has been active since 1978. The Bangladesh Canada Association of Calgary (bcaoc.ca) runs social, cultural and educational programs year-round. Both are city-wide organisations open to members wherever they live, so joining one is not a reason to buy in a particular community.
Matching a Budget to a Product
The same advice does not fit every client, because the constraint is different: a down payment, a monthly payment, a commute, a suite for rental income. Here is the framework, keyed to budget and product rather than to anything about the buyer:
The lowest entry point of the nine, against a $425,000 city-wide townhouse median (MLS® active listings, as of September 22, 2026). Four active listings is a thin sample, so the shortlist is short. Martindale station on the Blue Line is inside the community. Condo fees and the reserve fund study decide whether the payment actually works.
Median year built 2014, $346 per square foot across the community — the cheapest per foot of the nine — and $34,950 under the $724,900 city-wide detached median (MLS® active listings, as of September 22, 2026). Calgary Halal Meat & Grocery at 126-20 Saddlestone Drive NE and Saddletowne station are both inside the community.
The northeast’s only lake community: $635,000 on the 10 detached, about $362 per square foot, median year built 1997 (MLS® active listings, as of September 22, 2026). Cheaper on the detached median than Walden or Legacy. Budget the HOA fee on top of property tax, and the age of the mechanical systems.
Against that price, CMHC’s October 2025 Rental Market Survey puts the Calgary CMA average purpose-built apartment rent at $1,914 with 5.0% vacancy, and rental condo apartments at $2,030 with 2.2% vacancy. CMHC does not publish those figures by community, so underwrite the specific building’s rent roll, condo fee and reserve fund rather than a quadrant-level assumption (MLS® active listings, as of September 22, 2026 for the list price).
Getting a Straight Answer for Your Situation
Everything above is the pattern across hundreds of families. Your version of it depends on your budget, your commute and whether you need rental income from a legal suite. The Bottom Line for 2026
There is no single answer in 2026, because the nine communities above do not differ on one axis. The median list price spans $349,900 to $634,999, the price per square foot spans $346 to $433, and the median year built spans 1994 to 2022 (MLS® active listings, as of September 22, 2026). A buyer optimising for total price lands somewhere different from one optimising for finished area, a new furnace, a school catchment, or a station within walking distance.
The job of a REALTOR® is not to rank neighbourhoods on your behalf, and under the Alberta Human Rights Act it is not to rank them by who lives in them either. It is to put the numbers and the addresses in front of you and to answer the questions you ask about them. I have had that conversation with clients in all four quadrants of Calgary.
