Calgary Home Search (AI Powered) syncs from the CREA DDF national pool every 15 minutes. That is the same feed REALTOR.ca draws on, so a new Calgary listing typically appears here within about 15 minutes of reaching the feed. The last sync time is shown at the top of the listings grid.
Yes, completely free. You can open your first three listings without signing up. After that, you'll be asked for your first name, valid email, and phone number to unlock unlimited browsing. No fees, no subscription. You're a lead the moment you sign in, but in Alberta the seller pays your buyer agent's commission so working with Mohammad costs you nothing.
Yes. The Foreclosures & judicial sales search (also under All filters) shows listings whose own public remarks say they are a judicial, court-ordered, civil-enforcement, receiver or lender-owned sale. There is no foreclosure field in the CREA feed, so a listing that does not say it is missed, and the label is the listing brokerage's description, not a court record. In Alberta an accepted offer on a judicial sale is usually subject to court approval, and some of these sales offer only a partial interest, which each card says.
Calgary Home Search (AI Powered) shows every active MLS listing in Calgary, Airdrie, Cochrane, Chestermere, and Okotoks — typically 8,000+ active listings at any time, depending on the season. The full Calgary MLS pool, not a curated subset.
Yes. Save any search (filters by city, price, beds, neighbourhood, keyword) and choose your cadence: instant (within 15 minutes of a new matching listing), daily morning digest, weekly Friday digest, or monthly. Free, no spam — emails go out from Mohammad Emon directly and you can unsubscribe with one click from any email.
Days on market is the number of days a listing has been active. Under 7 days = just listed, sellers have little reason to negotiate. 7–30 days = typical Calgary timing. 30–60 days = sellers may be motivated. 60+ days = strong negotiating position for the buyer — often signals overpricing or property condition issues worth investigating.
Canada's federal foreign buyer ban (Prohibition on the Purchase of Residential Property by Non-Canadians Act) is in effect through January 1, 2027. It prohibits most non-Canadian / non-permanent-resident foreign nationals from purchasing residential property in Census Metropolitan Areas including Calgary. Key exceptions, each conditional: work-permit holders with 183 days or more of permit validity remaining at purchase who have not already purchased more than one residential property; refugees; and spouses or common-law partners of an exempt person. International students qualify only under a much stricter test — five years of filed Canadian tax returns, 244 or more days in Canada in each of those years, and a price cap of $500,000. Penalty for violation: up to $10,000 plus forced sale.
Benchmark price (used by CREB) represents the price of a typical Calgary home with average size, age, and features — it strips out the noise of a few luxury sales skewing the data. Average price is just total dollar volume divided by number of sales and can swing wildly with one $10M sale. Benchmark is the more reliable indicator of where the market actually is.
