Days on market is the number of days a listing has been active. Under 7 days = just listed, sellers have little reason to negotiate. 7–30 days = typical Calgary timing. 30–60 days = sellers may be motivated. 60+ days = strong negotiating position for the buyer — often signals overpricing or property condition issues worth investigating.
Canada's federal foreign buyer ban (Prohibition on the Purchase of Residential Property by Non-Canadians Act) is in effect through January 1, 2027. It prohibits most non-Canadian / non-permanent-resident foreign nationals from purchasing residential property in Census Metropolitan Areas including Calgary. Key exceptions: international students, work-permit holders with residency, refugees, and spouses of Canadians or permanent residents. Penalty for violation: up to $10,000 plus forced sale.
Benchmark price (used by CREB) represents the price of a typical Calgary home with average size, age, and features — it strips out the noise of a few luxury sales skewing the data. Average price is just total dollar volume divided by number of sales and can swing wildly with one $10M sale. Benchmark is the more reliable indicator of where the market actually is.
