Short answer

For most homeowners, the structural math is hard to argue with: Calgary detached benchmarks run far below GTA levels, Alberta charges no land transfer tax (Toronto buyers pay two — provincial and municipal), there is no provincial sales tax, and typical commutes are shorter. What the math doesn’t decide: leaving family, a job market that is deep but different from Toronto’s, and a real winter. The costs that stay behind in Ontario

Ontario + Toronto land transfer tax: Buying in Toronto means BOTH the Ontario land transfer tax and Toronto’s municipal land transfer tax — two graduated taxes on the same purchase. Alberta has neither: you pay modest land-title and mortgage registration fees set by schedule — $50 plus $5 per $5,000 of value on the transfer, and the same again on the mortgage, so roughly $1,300 on a $650,000 purchase with a mortgage — not a percentage of the price.

Sales tax: Alberta has no provincial sales tax — 5% GST and done. Insurance, registries and utilities differ too, but those vary by household; the land-transfer and sales-tax gaps are structural and apply to everyone.

The honest trade-offs

Weather: Calgary winters are colder on paper but drier and sunnier in practice — chinooks regularly break winter mid-season. Summers are milder than Toronto’s humidity. You will drive more; transit is thinner than the TTC.

Work: Calgary’s market is deepest in energy, engineering, logistics, health care and increasingly tech — and remote workers keep GTA salaries while cutting housing costs roughly in half at the benchmark level. If your work is Bay-Street-specific, scout the employer first.

Where people from the GTA actually land

It depends on what you’re optimizing for, and that’s a conversation — but the patterns are real: lake communities in the SE (Mahogany, Auburn Bay) for families trading up on space, Seton and the condo market for lock-and-leave, established inner-ring communities for people who want the shortest possible commute.
