Every new-construction home listed on MLS® with a build year of this year or last, across Calgary, Chestermere, Airdrie, Okotoks, Cochrane and nearby towns. It does not include standing inventory a builder has chosen to keep off MLS®, which is common and is often where the best deals sit. It also cannot show you this month's unadvertised incentives. How to actually get a deal on a new build

A finished home sitting on a builder's books costs them money every month. That is your leverage, and it is a different negotiation from buying from a private seller.

Calgary builders generally protect base prices. Cutting the sticker on one home drags down appraisals across the rest of their unsold inventory in that community, so they would rather give you value than a discount. Ask in the forms they can say yes to:

The risks nobody mentions in a showhome

New construction is a genuinely good way to buy. These are the things that go wrong, so you can price them in rather than discover them.

Who develops these communities

Developers create the community: they buy and service the land, install roads and utilities, set architectural guidelines and control buildout timing. Builders buy lots from them and build the homes. School sites, pathway networks and how long you live beside construction are developer decisions.

How I work with new-build buyers

Shortlist before you tour. Budget, product, timing and commute narrow 35 builders to a handful worth your Saturday.

Register with you on the first visit. The step that protects your representation, and any rebate, on that home.

Compare base specifications, not showhomes. Showhomes are fully upgraded. I get the standard spec sheets side by side.

Canvass for unlisted inventory and current incentives. Neither is on MLS®.

Negotiate in the currency builders can pay in. Credits, packages, lot premiums, legal fees.

Read the contract with you. Deposit schedule, extension rights, exclusions, seasonal work.

Buyer rebates on new builds

On a new build the builder generally pays the buyer agent commission from its marketing budget, so representation typically costs you nothing extra. Where a buyer rebate applies, I will put the number in writing before you tour anything.

Commissions, fees and any buyer rebate or cash back are always negotiable and set case by case in a written service agreement, subject to brokerage approval. Any rebate must be disclosed to your lender and may have tax implications, so speak to an accountant. There is no standard or fixed industry rate and no guaranteed rebate amount.

What is a quick possession home?
A quick possession home is a builder home that is already built or nearly finished, so you can take possession in weeks rather than waiting most of a year. Builders also call these spec homes, inventory homes or move-in-ready homes. The floor plan and most finishes are already decided, which is the trade-off for the speed, and it is also why these homes are usually where a builder has the most room to negotiate.
How many new builds are for sale in Calgary right now?
This page tracks 1,395 new-construction homes across 103 communities in Calgary, Chestermere, Airdrie, Okotoks and Cochrane, counting homes with a build year of the current or previous year. The number updates from the live MLS feed, which syncs every 15 minutes, so it reflects what is genuinely on the market rather than a figure from last quarter.
Are quick possession homes cheaper?
Not automatically, but they are where builders have the most flexibility. Calgary builders protect their base prices because a discount on one home becomes a comparable that can drag down appraisals on every other unsold home in the community. So value tends to come as upgrade credits, appliance or landscaping packages, covered legal fees, reduced lot premiums or a rate buydown. A home that has been standing finished for a while is the most negotiable thing on a builder list.
Do I need a realtor to buy a new build in Calgary?
You are not required to have one, but the sales representative in the showhome works for the builder, not for you. On a new build the builder typically pays the buyer agent commission from its marketing budget, so representation usually costs the buyer nothing extra. The detail that catches people is registration: most builders require your agent to be registered with you on your first visit to the showhome, so bring representation before you tour rather than after.
Which Calgary communities have the most new builds?
Right now the highest-inventory new-construction communities are Hotchkiss (55), Rangeview (43), Waterford (38), Seton (37), Mahogany (36). Inventory shifts constantly, which is why this page reads it live rather than publishing a list that ages. Use the community filter to see current counts, medians and which builders are active in each.
Does this show every new build available?
It shows every new-construction home listed on MLS across the five markets. It does not show inventory a builder has chosen to keep off MLS, which is common, particularly for homes a builder wants to move quietly. If you want the complete picture including unlisted homes and current incentives, ask and I will canvass builders directly on your behalf.
