Every new-construction home listed on MLS® with a build year of this year or last, across Calgary, Chestermere, Airdrie, Okotoks, Cochrane and nearby towns. It does not include standing inventory a builder has chosen to keep off MLS®, which is common and is often where the best deals sit. It also cannot show you this month's unadvertised incentives. A finished home sitting on a builder's books costs them money every month. That is your leverage, and it is a different negotiation from buying from a private seller.
Calgary builders generally protect base prices. Cutting the sticker on one home drags down appraisals across the rest of their unsold inventory in that community, so they would rather give you value than a discount. Ask in the forms they can say yes to:

Builder incentives change monthly, vary by community and by home, and are almost never advertised at their best level. There is no feed for them and no website that aggregates them, including this one.

New construction is a genuinely good way to buy. These are the things that go wrong, so you can price them in rather than discover them.

Developers create the community: they buy and service the land, install roads and utilities, set architectural guidelines and control buildout timing. Builders buy lots from them and build the homes. School sites, pathway networks and how long you live beside construction are developer decisions.
On a new build the builder generally pays the buyer agent commission from its marketing budget, so representation typically costs you nothing extra. Where a buyer rebate applies, I will put the number in writing before you tour anything.
Commissions, fees and any buyer rebate or cash back are always negotiable and set case by case in a written service agreement, subject to brokerage approval. Any rebate must be disclosed to your lender and may have tax implications, so speak to an accountant. There is no standard or fixed industry rate and no guaranteed rebate amount.
