Quick Possession & New Build Homes — Calgary, Airdrie, Chestermere, Cochrane, Okotoksby Chinook Search

Every builder publishes a quick-possession page showing only their own homes. Chinook Search shows all of them together, straight from the live MLS® feed, with the one thing no sales centre will give you: how each home is priced against its own community.

What this list includes, and what it does not

Every new-construction home listed on MLS® with a build year of this year or last, across Calgary, Chestermere, Airdrie, Okotoks, Cochrane and nearby towns. It does not include standing inventory a builder has chosen to keep off MLS®, which is common and is often where the best deals sit. It also cannot show you this month's unadvertised incentives. Ask me and I will canvass builders directly for both.

Not sure where to look, or who to build with?

102 communities and 36 builders is a lot to work through. Answer nine questions and get matched to the communities that fit your budget, commute and timeline, then to the builders actually working in them right now.

How to actually get a deal on a new build

A finished home sitting on a builder's books costs them money every month. That is your leverage, and it is a different negotiation from buying from a private seller.

Calgary builders generally protect base prices. Cutting the sticker on one home drags down appraisals across the rest of their unsold inventory in that community, so they would rather give you value than a discount. Ask in the forms they can say yes to:

The most useful question in any sales centre: "How long has this home been complete?" The answer tells you exactly how much room exists. Full negotiation guide →

This month's incentives are not published anywhere

Builder incentives change monthly, vary by community and by home, and are almost never advertised at their best level. There is no feed for them and no website that aggregates them, including this one.

That is exactly why it is worth asking. Tell me which communities you are considering and I will canvass those builders directly for what is actually on the table right now, including on homes that are not listed.

Get this month's incentives →

Ask me what is actually on the table this month

Send the communities or builders you are looking at and I will call those sales centres myself, then come back with what they are genuinely offering right now — credits, packages, covered fees, lot premiums — including on finished homes that never reached MLS®. If a builder is giving nothing away this month, that is what you will hear.

One reply from me, usually the same day. I follow up if you go quiet, and one click stops that for good.

New construction by community

Counts, medians and entry prices for every community with new-build inventory on MLS® as of the August 28, 2026 build. The table is rebuilt whenever this page is regenerated, so a community appears here once it has started selling — for what is on the market this minute, use the live search above.

Builders with the most new-build listings

The 36 builders named often enough in new-build listing remarks to count reliably — 5 or more listings each, 545 of the 1,431 homes on this page between them, as of the August 28, 2026 build. Smaller and custom builders, and anyone whose company name is not written into the listing text, are missing from this list rather than missing from the market: all 85 are profiled, with price positioning and head-to-head comparisons, in the builder directory.

The risks nobody mentions in a showhome

New construction is a genuinely good way to buy. These are the things that go wrong, so you can price them in rather than discover them.

RiskWhat it actually meansHow to handle it
Possession slipsMost Alberta contracts let the builder extend, often 90 to 180 days, with no compensation owed. Your rate hold may expire in that window.Read the completion clause before signing. Match your rate hold to the realistic date. Your rights →
The base price is not the priceFencing, landscaping, window coverings, air conditioning, appliances and decks are frequently excluded, and lot premiums sit on top.Get the full inclusion list in writing and budget 5 to 10 percent above the sticker.
You lose representation at the doorMost builders require your agent registered on your first showhome visit. Walk in alone and you can forfeit it on that home.Bring representation before you tour, not after.
Living beside a construction siteIn an early-stage community you may spend years next to active building, with unfinished pathways and amenities.Ask what stage of buildout the community is at and what is still to come on adjacent lots.
Schools are announced, not builtA designated school site is not a school. Funding, construction and opening are separate steps, and catchments shift as communities fill.Confirm the current designation and capacity for the exact address with the division.
Resale comes with competitionIf you sell while the builder is still selling new homes nearby, you compete against new inventory and builder incentives.Factor your likely hold period. Later-stage communities carry less of this risk.
Money left on the tableA qualifying new build can carry a GST rebate up to $50,000, and an energy-efficient home with under 20% down may earn a 25% mortgage insurance premium refund.Run the GST number → · Premium refund →

Who develops these communities

Developers create the community: they buy and service the land, install roads and utilities, set architectural guidelines and control buildout timing. Builders buy lots from them and build the homes. School sites, pathway networks and how long you live beside construction are developer decisions.

How I work with new-build buyers

1
Shortlist before you tour. Budget, product, timing and commute narrow 36 builders to a handful worth your Saturday.
2
Register with you on the first visit. The step that protects your representation, and any rebate, on that home.
3
Compare base specifications, not showhomes. Showhomes are fully upgraded. I get the standard spec sheets side by side.
4
Canvass for unlisted inventory and current incentives. Neither is on MLS®.
5
Negotiate in the currency builders can pay in. Credits, packages, lot premiums, legal fees.
6
Read the contract with you. Deposit schedule, extension rights, exclusions, seasonal work.
7
Check what you are owed. GST rebate and the mortgage insurance premium refund, both routinely missed.
8
Attend the walkthrough. The deficiency list is where your leverage peaks. PDI checklist →
Buyer rebates on new builds

On a new build the builder generally pays the buyer agent commission from its marketing budget, so representation typically costs you nothing extra. Where a buyer rebate applies, I will put the number in writing before you tour anything.

Commissions, fees and any buyer rebate or cash back are always negotiable and set case by case in a written service agreement, subject to brokerage approval. Any rebate must be disclosed to your lender and may have tax implications, so speak to an accountant. There is no standard or fixed industry rate and no guaranteed rebate amount.

Frequently Asked Questions

What is a quick possession home?
A quick possession home is a builder home that is already built or nearly finished, so you can take possession in weeks rather than waiting most of a year. Builders also call these spec homes, inventory homes or move-in-ready homes. The floor plan and most finishes are already decided, which is the trade-off for the speed, and it is also why these homes are usually where a builder has the most room to negotiate.
How many new builds are for sale in Calgary right now?
This page tracks 1,431 new-construction homes across 102 communities in Calgary, Chestermere, Airdrie, Okotoks and Cochrane, counting homes with a build year of the current or previous year. That figure, the community table and the builder counts are a snapshot taken from the MLS feed when this page was last built on August 28, 2026, and they are rebuilt each time it regenerates, so read them as of that date rather than as a running tally. The search results higher up the page do query the feed live, so use those for what is on the market right now.
Are quick possession homes cheaper?
Not automatically, but they are where builders have the most flexibility. Calgary builders protect their base prices because a discount on one home becomes a comparable that can drag down appraisals on every other unsold home in the community. So value tends to come as upgrade credits, appliance or landscaping packages, covered legal fees, reduced lot premiums or a rate buydown. A home that has been standing finished for a while is the most negotiable thing on a builder list.
Do I need a realtor to buy a new build in Calgary?
You are not required to have one, but the sales representative in the showhome works for the builder, not for you. On a new build the builder typically pays the buyer agent commission from its marketing budget, so representation usually costs the buyer nothing extra. The detail that catches people is registration: most builders require your agent to be registered with you on your first visit to the showhome, so bring representation before you tour rather than after.
Which Calgary communities have the most new builds?
As of the August 28, 2026 build, the highest-inventory new-construction communities inside Calgary are Hotchkiss (58), Seton (42), Rangeview (40), Belvedere (35), West Hillhurst (33). Those are snapshot counts from that build rather than a live reading, and new-build inventory moves quickly. Use the community filter above for current counts, medians and which builders are active in each.
Does this show every new build available?
It shows every new-construction home listed on MLS across the five markets. It does not show inventory a builder has chosen to keep off MLS, which is common, particularly for homes a builder wants to move quietly. If you want the complete picture including unlisted homes and current incentives, ask and I will canvass builders directly on your behalf.
What do I pay at closing on a new build, beyond the price?
Alberta charges no land transfer tax, so closing here costs less than Ontario or BC, but it is not nothing: Land Titles registration fees on both the transfer and the mortgage, your lawyer's fees and disbursements, a property tax adjustment, and any lender or default-insurance costs. New builds add their own lines. Most Calgary builders quote a price with GST included and the new housing rebate assigned to them, which only holds if you qualify, and fencing, landscaping, window coverings, appliances and air conditioning are frequently excluded from the base price. Get the inclusion list and the GST wording in writing before you sign, and have your lawyer read the contract — this is general information, not legal or tax advice.
Is there a buyer rebate on new builds?
Commissions, fees and any buyer rebate or cash back are always negotiable and set case by case in a written service agreement, subject to brokerage approval. Any rebate must be disclosed to your lender and may have tax implications, so speak to an accountant. There is no standard or fixed industry rate and no guaranteed rebate amount. Ask for your specific terms in writing before touring anything.

Run your own numbers before a sales centre runs them for you: Calgary closing costs · GST rebate on a new build · what you can afford · payment and stress test.
