It does not include standing inventory a builder has chosen to keep off MLS®, which is common and is often where the best deals sit. It also cannot show you this month's unadvertised incentives. What a quick possession home is, and what this page counts

A quick possession home is a builder home that is finished or weeks from it: a spec home built without a buyer, a showhome being released, or a home whose original purchaser fell through. You buy what is standing rather than a floor plan, and possession is measured in weeks instead of the better part of a year a pre-sale takes from signing to keys. Builders also call them inventory homes, spec homes or move-in-ready homes, and they are where a builder has the most room to move, because a finished house on the books costs them money every month it sits.

Two numbers on this page, and they are not the same thing. 267 listings across Calgary and 17 surrounding towns and counties advertised quick or immediate possession, move-in ready, or a released showhome in their remarks on September 18, 2026. 1,328 is every new-construction home on MLS® with a build year of 2025 or later, which also catches nearly-new homes being resold by their first owner. The search above starts with all of them; the Possession filter, or the move-in ready chip, narrows it to the first group.

Builders do not always write it down. A home can be complete and listed with remarks that never say so, which means the true count of standing inventory is higher than 267 and the filter is a starting point rather than the whole market. That gap, and the standing homes builders keep off MLS® altogether, is what I canvass for buyers directly.

Why buy a quick possession home, and when not to

The case for one is certainty. A finished home cannot slip the way a pre-sale can, and most Alberta builder contracts let a pre-sale slip a long way with nothing owed to you. You walk the actual house, on the actual lot, with the neighbours already in, and possession in weeks usually lands inside a rate hold you already have. It is also the most negotiable inventory a builder owns: the longer a home has stood complete, the more room there is, and the room comes as upgrade credits, packages and covered fees rather than a lower sticker.

The case against is choice. The plan, the finishes and most of the upgrades were decided by someone else, and if they are already in the home they are in the price whether you wanted them or not. The lot is the one that was left. And a home that is standing because a sale collapsed deserves one question before anything else: whose problem was it, the buyer's financing or the house? If you want a specific plan on a specific lot with your own finishes, a pre-sale is the right product and this page is the wrong one; new build versus resale and the build process and warranty guide cover that side.

How to actually get a deal on a new build

A finished home sitting on a builder's books costs them money every month. That is your leverage, and it is a different negotiation from buying from a private seller.

Calgary builders generally protect base prices. Cutting the sticker on one home drags down appraisals across the rest of their unsold inventory in that community, so they would rather give you value than a discount. Ask in the forms they can say yes to:

Who develops these communities

Developers create the community: they buy and service the land, install roads and utilities, set architectural guidelines and control buildout timing. Builders buy lots from them and build the homes. School sites, pathway networks and how long you live beside construction are developer decisions.

Buyer rebates on new builds

On a new build the builder generally pays the buyer agent commission from its marketing budget, so representation typically costs you nothing extra. Where a buyer rebate applies, I will put the number in writing before you tour anything.

Commissions, fees and any buyer rebate or cash back are always negotiable and set case by case in a written service agreement, subject to brokerage approval. Any rebate must be disclosed to your lender and may have tax implications, so speak to an accountant. There is no standard or fixed industry rate and no guaranteed rebate amount.

Are quick possession homes cheaper?
Not automatically, but they are where builders have the most flexibility. Calgary builders protect their base prices because a discount on one home becomes a comparable that can drag down appraisals on every other unsold home in the community. So value tends to come as upgrade credits, appliance or landscaping packages, covered legal fees, reduced lot premiums or a rate buydown. A home that has been standing finished for a while is the most negotiable thing on a builder list.
Do I need a realtor to buy a new build in Calgary?
You are not required to have one, but the sales representative in the showhome works for the builder, not for you. On a new build the builder typically pays the buyer agent commission from its marketing budget, so representation usually costs the buyer nothing extra. It shows every new-construction home listed on MLS® across Calgary and 17 surrounding towns and counties — every town the feed covers, so a new town appears the day its first new build is listed. It does not show inventory a builder has chosen to keep off MLS, which is common, particularly for homes a builder wants to move quietly. What do I pay at closing on a new build, beyond the price?
Alberta charges no land transfer tax, so closing here costs less than Ontario or BC, but it is not nothing: Land Titles registration fees on both the transfer and the mortgage, your lawyer's fees and disbursements, a property tax adjustment, and any lender or default-insurance costs. New builds add their own lines. Most Calgary builders quote a price with GST included and the new housing rebate assigned to them, which only holds if you qualify, and fencing, landscaping, window coverings, appliances and air conditioning are frequently excluded from the base price. Get the inclusion list and the GST wording in writing before you sign, and have your lawyer read the contract — this is general information, not legal or tax advice.
