Every builder publishes a quick-possession page showing only their own homes. Search Listings (AI Powered) shows all of them together — every builder, every town from Airdrie to Strathmore — straight from the live MLS® feed, with the one thing no sales centre will give you: how each home is priced against its own community.
The four counts above are a snapshot from the September 18, 2026 build, rebuilt each time this page is regenerated.
Search results below are pulled live from the MLS® feed
Not sure where to start? Get matched to a community and a builder. Ten quick questions, about two minutes: your budget, commute, timing, home type, bedrooms and priorities, scored against 102 communities and the 34 builders with homes on MLS® right now.Every new-construction home listed on MLS® with a build year of 2025 or later, across Calgary and 17 surrounding towns and counties — Airdrie, Balzac, Carstairs, Chestermere, Cochrane and Cochrane Lake and the rest, every town the MLS® feed covers. It does not include standing inventory a builder has chosen to keep off MLS®, which is common and is often where the best deals sit. It also cannot show you this month's unadvertised incentives. Ask me and I will canvass builders directly for both.
102 communities and 34 builders is a lot to work through. Answer ten quick questions (eleven if you want a detached home) and get matched to the communities that fit your budget, commute and timeline, then to the builders actually working in them right now.
A quick possession home is a builder home that is finished or weeks from it: a spec home built without a buyer, a showhome being released, or a home whose original purchaser fell through. You buy what is standing rather than a floor plan, and possession is measured in weeks instead of the better part of a year a pre-sale takes from signing to keys. Builders also call them inventory homes, spec homes or move-in-ready homes, and they are where a builder has the most room to move, because a finished house on the books costs them money every month it sits.
Two numbers on this page, and they are not the same thing. 267 listings across Calgary and 17 surrounding towns and counties advertised quick or immediate possession, move-in ready, or a released showhome in their remarks on September 18, 2026. 1,328 is every new-construction home on MLS® with a build year of 2025 or later, which also catches nearly-new homes being resold by their first owner. The search above starts with all of them; the Possession filter, or the move-in ready chip, narrows it to the first group.
Builders do not always write it down. A home can be complete and listed with remarks that never say so, which means the true count of standing inventory is higher than 267 and the filter is a starting point rather than the whole market. That gap, and the standing homes builders keep off MLS® altogether, is what I canvass for buyers directly.
132 of the 267 are inside Calgary. The southwest has the most standing inventory (40 homes, median $579,900), and the northeast is the entry point at a $499,000 median. Counts are the snapshot on September 18, 2026; the community links open the live search.

The case for one is certainty. A finished home cannot slip the way a pre-sale can, and most Alberta builder contracts let a pre-sale slip a long way with nothing owed to you. You walk the actual house, on the actual lot, with the neighbours already in, and possession in weeks usually lands inside a rate hold you already have. It is also the most negotiable inventory a builder owns: the longer a home has stood complete, the more room there is, and the room comes as upgrade credits, packages and covered fees rather than a lower sticker.
The case against is choice. The plan, the finishes and most of the upgrades were decided by someone else, and if they are already in the home they are in the price whether you wanted them or not. The lot is the one that was left. And a home that is standing because a sale collapsed deserves one question before anything else: whose problem was it, the buyer's financing or the house? If you want a specific plan on a specific lot with your own finishes, a pre-sale is the right product and this page is the wrong one; new build versus resale and the build process and warranty guide cover that side.
A finished home sitting on a builder's books costs them money every month. That is your leverage, and it is a different negotiation from buying from a private seller.
Calgary builders generally protect base prices. Cutting the sticker on one home drags down appraisals across the rest of their unsold inventory in that community, so they would rather give you value than a discount. Ask in the forms they can say yes to:
The most useful question in any sales centre: "How long has this home been complete?" The answer tells you exactly how much room exists. Full negotiation guide →
Builder incentives change monthly, vary by community and by home, and are almost never advertised at their best level. There is no feed for them and no website that aggregates them, including this one.
That is exactly why it is worth asking. Tell me which communities you are considering and I will canvass those builders directly for what is actually on the table right now, including on homes that are not listed.
Get this month's incentives →Send the communities or builders you are looking at and I will call those sales centres myself, then come back with what they are genuinely offering right now — credits, packages, covered fees, lot premiums — including on finished homes that never reached MLS®. If a builder is giving nothing away this month, that is what you will hear.
Counts, medians and entry prices for every community with new-build inventory on MLS® as of the September 18, 2026 build. The 34 builders named often enough in new-build listing remarks to count reliably — 5 or more listings each, 519 of the 1,328 homes on this page between them, as of the September 18, 2026 build. Smaller and custom builders, and anyone whose company name is not written into the listing text, are missing from this list rather than missing from the market: all 85 are profiled, with price positioning and head-to-head comparisons, in the builder directory.
New construction is a genuinely good way to buy. These are the things that go wrong, so you can price them in rather than discover them.
| Risk | What it actually means | How to handle it |
|---|---|---|
| Possession slips | Most Alberta contracts let the builder extend, often 90 to 180 days, with no compensation owed. Your rate hold may expire in that window. | Read the completion clause before signing. Match your rate hold to the realistic date. Your rights → |
| The base price is not the price | Fencing, landscaping, window coverings, air conditioning, appliances and decks are frequently excluded, and lot premiums sit on top. | Get the full inclusion list in writing and budget 5 to 10 percent above the sticker. |
| You lose representation at the door | Most builders require your agent registered on your first showhome visit. Walk in alone and you can forfeit it on that home. | Bring representation before you tour, not after. |
| Living beside a construction site | In an early-stage community you may spend years next to active building, with unfinished pathways and amenities. | Ask what stage of buildout the community is at and what is still to come on adjacent lots. |
| Schools are announced, not built | A designated school site is not a school. Funding, construction and opening are separate steps, and catchments shift as communities fill. | Confirm the current designation and capacity for the exact address with the division. |
| Resale comes with competition | If you sell while the builder is still selling new homes nearby, you compete against new inventory and builder incentives. | Factor your likely hold period. Later-stage communities carry less of this risk. |
| Money left on the table | A qualifying new build can carry a GST rebate up to $50,000, and an energy-efficient home with under 20% down may earn a 25% mortgage insurance premium refund. | Run the GST number → · Premium refund → |
Developers create the community: they buy and service the land, install roads and utilities, set architectural guidelines and control buildout timing. Builders buy lots from them and build the homes. School sites, pathway networks and how long you live beside construction are developer decisions.
On a new build the builder generally pays the buyer agent commission from its marketing budget, so representation typically costs you nothing extra. Where a buyer rebate applies, I will put the number in writing before you tour anything.
Commissions, fees and any buyer rebate or cash back are always negotiable and set case by case in a written service agreement, subject to brokerage approval. Any rebate must be disclosed to your lender and may have tax implications, so speak to an accountant. There is no standard or fixed industry rate and no guaranteed rebate amount.
Run your own numbers before a sales centre runs them for you: Calgary closing costs · GST rebate on a new build · what you can afford · payment and stress test.
Builders hold inventory back and the best incentives are rarely advertised. Tell me your budget, timing and must-haves, and I will canvass builders directly and represent you, not them. Bangla · Hindi · Urdu · English.
