Calgary New Build Homes

Find the right new build. Know the full cost. Have someone on your side.

Compare available homes, builders, communities and inclusions across Calgary, Airdrie, Chestermere, Cochrane and Okotoks, with independent guidance from Mohammad Emon, REALTOR® at KO Realty. 561 listings in those five markets say they are new construction; 721 more are recent builds that do not say.

Before you visit or register with a builder

Understand your representation options first. I help you compare the home, lot, inclusions, price and alternatives, then negotiate available terms on your behalf. Builder-paid compensation may cover your buyer-representation fee. I confirm the arrangement and any amount you could owe in writing before you proceed.

Registration rules differ by builder, and some apply from your first showhome visit or online registration. You do not have to use a REALTOR® to buy a new home.

What this list includes, and what it does not

Residential MLS® listings across Calgary and 17 surrounding towns and counties with a build year of 2025 or later, plus homes built the year before whose listing says they are new construction. Every card is labelled from the listing's own words: Listing says new construction (GST on the price, never lived in, a showhome, to be built, under construction, a new-home warranty, a builder-affiliated brokerage or a future build year), or Recent build (a recent build year, and the listing does not say whether it is new or a resale). Listings that describe an owner, a tenant or a home that has been lived in are left out unless you choose Recent resales above.

Not in this grid: builder homes that are not on MLS® (they appear in their own section once I have checked them with the builder), model pages and "from" prices, showhomes that are not for sale, proposed projects and unadvertised incentives. This is not every new home for sale. Builder names come from listing remarks and say who built the home as the listing describes it, not who is selling it. A future build year is not construction status, a past one is not proof of completion, and an advertised ready date is not a contractual possession date. Each card shows when the feed was last checked.

Personal New-Build Game Plan

Get my New-Build Game Plan

Tell me where you are and what matters. I review it myself and reply with a plan: your priorities, a shortlist where enough verified options exist, the builders and communities worth comparing, the costs to check, lot and layout questions, incentives to confirm, upgrade priorities, registration points and a proposed next step. You can keep browsing without filling this in.

See a sample plan (no form needed)

Sample only, not a real buyer. A first-time buyer, detached under $700,000, possession within 12 months, NE or Airdrie, main-floor flex room.

  1. Priorities: total monthly cost under their limit; a main-floor room; a garage they can actually use in January.
  2. Shortlist: homes whose listings say new construction, from the live search, with each one's source date. If fewer than three fit, the plan says so rather than padding the list.
  3. Compare: standard specification sheets, not showhomes; lot premium; what is excluded (fencing, landscaping, blinds, air conditioning, appliances).
  4. Costs to check: whether the price includes GST and assumes the new-housing rebate; whether the first-time buyer GST rebate could apply; the deposit schedule; legal and Land Titles fees.
  5. Before visiting: each builder's registration rules, and whether they apply from online registration.
  6. Next step: one call to agree what I do and how I am paid, in writing, then a planned showhome day.
Where are you right now?

This asks Mohammad Emon, REALTOR® at KO Realty, to review your answers and reply. It is not builder registration, a reservation, a representation agreement or a guarantee of any incentive, and your details are not sent to any builder without your permission. If you already have a REALTOR®, I will say so rather than compete with that arrangement. Marketing messages need separate permission.

Not sure where to look, or who to build with?

107 communities and 32 builders is a lot to work through. Answer ten quick questions (eleven if you want a detached home) and get matched to the communities that fit your budget, commute and timeline, then to the builders actually working in them right now.

New-Build Watch

What changed on MLS® among listings that say they are new construction, read on October 16, 2026 from the feed's own listing dates and earlier asking prices. Not every builder lists on MLS®, so this is a sample of the market, not all of it.

Quick-possession market snapshot by area

What a quick possession home is, and what this page counts

A quick possession home is a builder home that is finished or weeks from it: a spec home built without a buyer, a showhome being released, or a home whose original purchaser fell through. You buy what is standing rather than a floor plan, and possession is measured in weeks instead of the better part of a year a pre-sale takes from signing to keys. Builders also call them inventory homes, spec homes or move-in-ready homes, and they are where a builder has the most room to move, because a finished house on the books costs them money every month it sits.

Two numbers on this page, and they are not the same thing. 325 listings across Calgary and 17 surrounding towns and counties advertised quick or immediate possession, move-in ready, or a released showhome in their remarks on October 16, 2026. 1,470 is every home on MLS® with a recent build year that does not describe itself as a resale: 653 say they are new construction and 817 do not say either way. The search above starts with all of them; the Possession filter, or the move-in ready chip, narrows it to the first group.

Builders do not always write it down. A home can be complete and listed with remarks that never say so, which means the true count of standing inventory is higher than 325 and the filter is a starting point rather than the whole market. That gap, and the standing homes builders keep off MLS® altogether, is what I canvass for buyers directly.

Why buy a quick possession home, and when not to

The case for one is certainty. A finished home cannot slip the way a pre-sale can, and most Alberta builder contracts let a pre-sale slip a long way with nothing owed to you. You walk the actual house, on the actual lot, with the neighbours already in, and possession in weeks usually lands inside a rate hold you already have. It is also the most negotiable inventory a builder owns: the longer a home has stood complete, the more room there is, and the room comes as upgrade credits, packages and covered fees rather than a lower sticker.

The case against is choice. The plan, the finishes and most of the upgrades were decided by someone else, and if they are already in the home they are in the price whether you wanted them or not. The lot is the one that was left. And a home that is standing because a sale collapsed deserves one question before anything else: whose problem was it, the buyer's financing or the house? If you want a specific plan on a specific lot with your own finishes, a pre-sale is the right product and this page is the wrong one; new build versus resale and the build process and warranty guide cover that side.

Compare the complete offer

Ask for written prices, inclusions, lot premiums, possession terms and any incentives for the specific home. Listing age alone does not establish a discount or a builder's financial position. Compare the total cost with a similar resale before deciding.

The new-build comparison worksheet puts two to four homes or written offers side by side: price and GST basis, rebates without double counting, lot premium and upgrades, incentives by type and expiry, the deposit schedule, condo or HOA fees, and every figure still unknown.

Builders with the most new-build listings

The 32 builders named often enough in new-build listing remarks to count reliably — 5 or more listings each, 613 of the 1,470 homes on this page between them, as of the October 16, 2026 build. Smaller and custom builders, and anyone whose company name is not written into the listing text, are missing from this list rather than missing from the market: all 85 are profiled, with price positioning and head-to-head comparisons, in the builder directory.

These are production builders — they sell finished and nearly-finished homes on their own lots, which is why they appear in listing remarks at all. If you are building a one-off house on your own land instead, that is a different list and a different process: custom home builders in Calgary and area, with the vacant lots and acreage parcels currently for sale to build on.

The risks nobody mentions in a showhome

New construction is a genuinely good way to buy. These are the things that go wrong, so you can price them in rather than discover them.

RiskWhat it actually meansHow to handle it
Possession changesCompletion, extension and cancellation terms depend on the contract. An advertised date is not a guarantee.Have your lawyer review the clauses and confirm how a delay affects financing. Possession questions →
Excluded costsLot premiums, landscaping, fencing, appliances and other finishes may be additional.Get an itemized inclusion and cost list in writing.
Representation and registrationBuilder registration and agent-payment policies vary and may depend on earlier visits.Discuss representation before touring and confirm your written service terms.
Living beside a construction siteIn an early-stage community you may spend years next to active building, with unfinished pathways and amenities.Ask what stage of buildout the community is at and what is still to come on adjacent lots.
Schools are announced, not builtA designated school site is not a school. Funding, construction and opening are separate steps, and catchments shift as communities fill.Confirm the current designation and capacity for the exact address with the division.
Resale comes with competitionIf you sell while the builder is still selling new homes nearby, you compete against new inventory and builder incentives.Factor your likely hold period. Later-stage communities carry less of this risk.
Money left on the tableA qualifying new build can carry a GST rebate up to $50,000, and an energy-efficient home with under 20% down may earn a 25% mortgage insurance premium refund.Run the GST number → · Premium refund →

Who develops these communities

Developers create the community: they buy and service the land, install roads and utilities, set architectural guidelines and control buildout timing. Builders buy lots from them and build the homes. School sites, pathway networks and how long you live beside construction are developer decisions.

How representation is paid

Builder-paid compensation may cover your buyer-representation fee. It is not universal: it depends on the builder, the home and its registration rules. I confirm the arrangement, and any amount you could owe, in writing before you proceed. Professional fees are separate from ordinary purchase costs such as GST, legal fees and Land Titles fees.

On some new-build purchases I can offer cash back at closing, case by case. Whether it applies, and how much, depends on the builder, the home and the compensation the builder pays. It is set out in our written agreement before you proceed, subject to KO Realty approval, and must be disclosed to your lender.

Frequently Asked Questions

What is a quick possession home?
A quick possession home is advertised as available sooner than a typical pre-construction purchase. This search identifies timing language in listing remarks; it does not verify completion or contractual possession. Confirm the exact home, date, inclusions and financing conditions before relying on that timing.
Where can I find quick possession homes in Calgary?
Use the advertised move-in-ready filter: 163 Calgary listings advertised quick or immediate possession on October 16, 2026 — 44 in the northwest, 27 in the northeast, 43 in the southwest, 45 in the southeast — out of 325 across Calgary and 17 surrounding towns and counties. Confirm dates with the seller. Off-MLS builder inventory is not included in this search.
Why choose a quick possession home over a pre-sale?
Certainty and leverage. A finished home cannot slip the way a pre-sale can under most Alberta builder contracts, you see the actual house and lot before you commit, possession in weeks fits inside a rate hold you already have, and a home that has stood complete is the most negotiable thing a builder owns. The trade-off is choice: the plan, finishes and lot were decided by someone else. If you want a specific plan on a specific lot, a pre-sale is the right product.
Are there quick possession townhomes in Calgary?
Yes, and on October 16, 2026 they were the largest group: 108 townhomes advertised quick possession across Calgary and area, median $460,000, from $206,300. Attached product is what builders most often put up on spec, so it is usually the deepest quick-possession inventory and the cheapest way into a new build. The Townhomes chip at the top of the page filters to them.
Are there quick possession homes in Airdrie and Chestermere?
Yes. Outside Calgary on October 16, 2026 the count was Cochrane 51, Airdrie 42, Chestermere 25, Rural Rocky View County 11, Crossfield 7, Okotoks 7, Strathmore 7, Balzac 2, Carstairs 2, High River 2, Langdon 2, Rural Foothills County 2, Cochrane Lake 1, Diamond Valley 1. Cochrane and Airdrie usually carry the most because their newest communities are still in active build-out, and the smaller towns — Strathmore, Langdon, Crossfield, High River — show up here as soon as a builder lists there. The town table above links each one to the live search filtered to move-in ready.
How many new builds are for sale in Calgary right now?
On October 16, 2026, 653 MLS® listings across Calgary and 17 surrounding towns and counties said in their own words that they were new construction (GST on the price, never lived in, a showhome, to be built, under construction, a new-home warranty, a builder-affiliated brokerage or a future build year). Another 817 had a recent build year but did not say whether they were new or a resale; they stay in the search, labelled. 17 recently built homes described an owner, a tenant or a home that had been lived in, and are left out. Those counts are a snapshot from when this page was last built and are rebuilt each time it regenerates. The search results higher up the page query the feed live, so use those for what is on the market right now. Builder inventory that is not listed on MLS® is not included.
Are quick possession homes cheaper?
Not necessarily. Compare the complete written offer, including included finishes, lot premiums, taxes and any incentives, with similar homes. Listing age alone does not prove negotiating room, a discount or financial pressure on the builder.
Do I need a realtor to buy a new build in Calgary?
No, you can buy directly from a builder. The builder's sales staff work for the builder. If you want someone on your side comparing the home, lot, inclusions, price and alternatives, and negotiating the terms that are available, talk about your representation options before you visit or register. Builder registration policies differ from builder to builder, and some apply from your first visit or online registration. Builder-paid compensation may cover a buyer-representation fee; the arrangement, and any amount you could owe, should be confirmed in writing before you proceed.
I already visited a showhome or registered with a builder. Is it too late?
Not necessarily, and it depends on the builder and what happened. Write down the builder and community, the date of your first visit or online registration, whether an agent was named, and whether you signed anything. I can check what that builder's policy means for you before you go further. I will not suggest hiding an earlier visit or registering again under different details, and an existing representation agreement stays in place.
Which Calgary communities have the most new builds?
As of the October 16, 2026 build, the highest-inventory new-construction communities inside Calgary are Hotchkiss (54), West Hillhurst (38), Pine Creek (36), Rangeview (35), Mahogany (34). Those are snapshot counts from that build rather than a live reading, and new-build inventory moves quickly. Use the community filter above for current counts, medians and which builders are active in each.
Does this show every new build available?
No. It shows residential MLS® listings across Calgary and 17 surrounding towns and counties with a build year of 2025 or later, plus homes built the year before whose listing says they are new construction, and it leaves out listings that describe themselves as resales. Builder homes that are not on MLS® appear in their own section once I have checked them with the builder; model pages, showhomes that are not for sale and proposed projects are not counted as homes for sale. Each card says whether the listing itself calls the home new construction, and what that label is based on. Ask about a specific builder or project to check alternatives.
What do I pay at closing on a new build, beyond the price?
Alberta charges no land transfer tax, so closing here costs less than Ontario or BC, but it is not nothing: Land Titles registration fees on both the transfer and the mortgage, your lawyer's fees and disbursements, a property tax adjustment, and any lender or default-insurance costs. New builds add their own lines. Many Calgary builders quote a price with GST included and the new housing rebate assigned to them, which only holds if you qualify, and fencing, landscaping, window coverings, appliances and air conditioning are frequently excluded from the base price. Get the inclusion list and the GST wording in writing before you sign, and have your lawyer read the contract — this is general information, not legal or tax advice.
Who pays the buyer's agent on a new build?
It depends on the builder and the arrangement. Builder-paid compensation may cover your buyer-representation fee, but it is not universal, and registration rules can affect it. There is no standard commission in Alberta. I confirm the arrangement, and any amount you could owe, in writing before you proceed, separately from ordinary purchase costs such as GST, legal fees and Land Titles fees.
